Spotting a Roof Leak Before It Becomes an Issue

For the most part a roof leak will not make its presence known. Water dripping on the floor is often the end result of damage that has been accumulating for months. But there are ample warnings from your roof well before it comes to that, if one knows where to find them.
Water Stains on Ceilings and Walls
Discoloration is among the first things you will see. In the form of brown or yellow rings, these stains have a way of enlarging. Do not be fooled into thinking the source of the problem is directly under the mark; water will follow the path of least resistance along beams and rafters to get there. Put any new or expanding stain to rest with an investigation.
A Musty or Damp Smell
You may be able to smell a leak before you can see it. Water sequestered in the walls, insulation or attic is an invitation to mold and mildew. That in turn leaves a damp, musty odor that cleaning will not put right. A room that is dry to the eye but has a wet smell has moisture hiding behind the surface.
What to Check in the Attic
There is no better place to put an early leak to light than the attic. With a flashlight in hand you should be on the lookout for:
- Dark streaks or water stains on the underside of the roof deck
- Insulation that is matted or damp
- Moisture beading on nails or rafters
- Any daylight through the roof boards
- Mold on the wood
- Wood that is spongy under pressure
These are all indications that water is getting in and will make short work of your home come the next storm.
Shingles in Disrepair
From the ground, inspect the roof. You want to see shingles that are whole; any that are buckled, cracked or gone put your roof at the mercy of the elements. A hard New England winter of wind and ice can do a number on shingles you would not have thought would fail. Granules in the gutters are another telltale sign they are at the end of their life.
Sagging
When the roofline or a part of the ceiling sags, take notice. It is a sure sign water has made its way into the structure or decking. The damage is likely to be considerable by then so do not put off calling a professional.
An Unexplained Rise in Energy Bills
The effects of a leak can be felt in your wallet. Compromised insulation means your home cannot keep the cold out in winter or the cool air in during summer. If bills are going up without reason, look to a concealed problem in the attic or on the roof.
